Access Statement For Nanceddan

Introduction

Nanceddan is a detached farmhouse built from Cornish granite in the late 1800's.   It is situated in a quiet rural valley location enjoying superb sea and coastal views including St Michael's Mount and Mounts Bay, and yet is only a two minutes drive to the main A30 and local village amenities.  The self catering apartment comprises the whole of the first floor and guests have unrestricted access during their stay.

 

Pre-Arrival

• We have a very informative website giving descriptions of all rooms together with colour photographs.

• Bookings/enquiries can be made by telephone, email or post.

• All guests are provided with a colour brochure which includes written directions to Nanceddan.

• The nearest bus stop is approximately 1 mile away at the bottom of the hill in the village of Ludgvan.

• The railway station in Penzance is approximately 4 miles distant.

• This access statement is available on our website and also in our 'Welcome File'.

• A selection of biscuits, tea, coffee, sugar and milk are available upon arrival.

 

Measurements

Unless otherwise stated, all measurements are in cm.  All measurements are approximate and are provided as a guide only.

 

Arrival & Car Parking Facilities

 • There are two allocated parking spaces for use by our guests.  These are located at the front of Nanceddan as indicated by white lines and are approximately 4metres from the garden gate.

• There are two granite steps measuring 20h x 32d x 163w and 15h x 103w, leading to wooden gate measuring 124h x 92w set in gate measuring 103w flanked by two cut granite gateposts.

• Inside the garden, there is a further granite step which is 13h followed by a level concrete garden path measuring 9½metres long.

• By the front door there is a concrete step which is 15h x 30d x 115w, following by a step measuring 18h up to the front door.

• There are two security/sensor lights:- one over the owners' garage immediately adjacent to the parking spaces, and the other over the front door of the property.

 

Main Entrance & Reception

 • The double glazed door is 205h x 92w, hinged on the left.  Guests will be given two keys to this door for use during the entirety of their stay.
• The door opens into a double glazed conservatory with wooden ceiling having inset spotlights, tiled floor and carpet runner.

• There is a second internal wood door measuring 214h x 104w, hinged on the left. This door is rarely closed.

• The hallway is 133 wide x 4m long to the bottom of the stairs.
• There are light switches on the right hand wall at the bottom of the stairs.
• There is a handrail on the left hand side of the staircase throughout its entirety.
• There are 13 stairs, each 18h x 27d x 76w, following by a small turned landing measuring 125d x 157w, and then followed by 5 further stairs measuring 18h x 27d x 76w.
  
• The stairs and landing have short pile carpet throughout.
• Lockable internal wood door at the top of the stairs, opening is 196 h x 65w, hinged on the left.
  Guests will be given two keys to this door for use during the entirety of their stay.

 

ACCOMMODATION

 

Landing

• The landing is 2.8m x 4.7m (max overall dimensions). 
• Ceiling light and shade with light switch on the right hand wall as you enter.
  Further light switch on the wall between Bedrooms 1 and 3.
• The landing has short pile carpet throughout.
• There is a wicker shelving unit, coat stand, radiator and wooden chair (carver style) with arms, seat is 46h.
• The large mahogany linen cupboard has two double doors locked but the single right hand door opens to provide more coat hanging pegs together with vacuum cleaner.

• All following rooms are access from the Landing.

 

•Lounge
• Pine panelled door, opening is 200h x 78 wide, and hinged on the left.

• Central ceiling light and shade, light switch is wall mounted on the right hand side.

• The lounge has short pile carpet throughout.

• There are 2 x 3 seater leather sofas each with 2 cream scatter cushions.  The  sofa seats are 45h.

• There is a wall display unit containing books, games, glassware, ornaments, and radio/CD player.  The unit measures 179h x 41d x 116w. It has three wooden doors, 2 glass doors and open shelving.

• The wooden coffee table is 36h x 44d x 115w.

• The pine corner unit houses a video recorder, dvd player, and 32" digital colour television.  All 3 items have remote controls.  A selection of video tapes/dvds are located in the drawer of the unit.

• There is a standard lamp with shade.

• The large double glazed window measures 177h x 122w and looks down the valley to St Michael's Mount. It has full length curtains.  Window seat is 61h. 

• Radiator, and electric portable heater.

 

Kitchen / Diner

• Pine panelled door, opening is 200h x 78w, hinged to the left.

• Inset ceiling spotlights with switch being wall mounted on the right hand side.

• Short pile carpet and radiator.

• Behind the door is the wall mounted ironing board and iron.

• Fire extinguisher is wall mounted, 160h.

• Fire blanket is wall mounted, 131h.

• Left hand work surface is 91 h x 61d x 165w, including the stainless steel sink unit and drainer. Mixer tap and draining rack.

• 3 tier wall mounted wooden shelf unit over sink.

• Automatic washing machine measuring 86h x 600w.  

• Under sink cupboard housing cleaning materials etc, bowl, bucket.

• Cutlery is stored in the drawer below the draining board.

• Dining table and chairs, table is 72h. 

• The large double glazed window measures 176h x 116w with roller blind.  Window seat is 67h. Window overlooks gardens to rear.

• Right hand worktop unit measures 91h x 61d x 258w. 

• Under-counter larder fridge measures 85h x 50w. It has a freezer compartment, 3 adjustable shelves and 2 drawers.

• Electric oven is 86h. There are 4 hobs. Adjustable oven shelving ranging from 42h x 60h.

• Extractor hood and cupboard above oven.

• Work surface houses microwave oven, kettle, toaster, breadbin, etc.

• Ample cupboards and drawers for storage.

• Crockery is found in the left hand cupboards.  Saucepans and cooking items are found in the right hand side cupboards.

• Table mats and coasters, torch, oven gloves etc are found in the drawers.

 

Bedroom 1 (Blue - Double)

• Pine panelled door, opening is 200h x 78w, hinged on the right.

• Central ceiling light and shade. Switch is on the left hand side by the door.

Further pull switch over bed.

• Short pile carpet throughout.

• There is a 4'6" bed with padded headboard.  Bed is 56h.

• Space to the left of the bed is 60, space to the right of the bed is 152. Bed is moveable so these measurements may vary.

• Two bedside units, each with 3 drawers. Units measure 58h x 40d x 41w.

• 2 bedside reading lamps, radio alarm clock.

• Pine chest of drawers measuring 102h x 43d x 76w, with 3 way vanity mirror.

• Pine wardrobe with hanging rail and two drawers, measures 102h x 43d x 76w.

• Chair, hairdryer and radiator.

• Pedestal washbasin with hot and cold taps, tiled splashback, mirror over, shaving point and light.  Basin measures 77h. Pedestal mat.

• The large double glazed window measures 176h x 123w and looks down the valley to St Michael's Mount. It has full length curtains.  Window seat is 65h. 

 

Bedroom 2 (Peach - Double)

• The pine panelled door frame is 200h x 78w, hinged to the right.

• Central ceiling light and shade. Switch is on the right hand side by the door. Further pull switch over bed.

• Short pile carpet throughout.

• There is a 4'6" bed with padded headboard.  Bed is 54h. 

• Space to the left of the bed is 112, space to the right of the bed is 35.  Bed is moveable so these measurements may vary.

• 2 wall mounted reading lights, and two tier corner shelf unit.

• Folding bedside table.

• Bookcase measures 92h x 27d 73w, with 3 way vanity mirror.

• Combi unit wardrobe having hanging rail, drawers and shelving, measuring 170h x 55d x 84w.  

• Radiator.

• The large double glazed window measures 174h x 110w and looks down the valley to St Michael's Mount. It has full length curtains.  Window seat is 64h.

 

Bedroom 3 (Green - Twin)

• Pine panelled door, opening is 200h x 78w, hinged on the right.

• Central ceiling light and shade. Switch is on the left hand side by the door.  Further pull switch over bed.

• Short pile carpet.

• Radiator.

• Triple mirrored door wardrobe unit, each of the three sections having hanging rail and shelving. Overall measurements are 236h x 63d x 270w.

• Large airing cupboard.  Right hand side upper door is locked. Right hand side lower door contains hot water tank.  Upper and lower left hand sections having slatted shelving and are available for guests' use.  Both doors are 129h x 77w.

• 2 single beds with padded headboards, each measuring 3'6". Beds are 53h.

• Beds are moveable so space between them is variable. Overall size of bedroom 438 x 312, providing ample space.

• Shared bedside unit with 3 drawers and reading lamp. Unit is 58h x 40d x 41w.

• Pedestal wash basin with hot and cold taps, tiled splash-back, mirror over, wall mounted towel rail. Pedestal mat.  Wash basin is 78h. Towel rail is 87h.

• The large double glazed window measures 177h x 110w with full length curtains.  Window seat is 63h.

 

Bathroom

• Pine panelled door, opening is 200h x 78w, hinged on the left.

• Radiator, carpet, wooden free-standing towel rail, clothes airer.

• Ceiling light and shade. Pull switch is on the right hand side by the door. 

• Pedestal wash basin with hot and cold taps, mirror over, shaving point and light. Wash basin is 77h. 

• Toilet seat is 42h.

• Space to the left of the toilet is 24, space to the right of the toilet is 92.

• Bath as hot and cold mixer tap with shower attachment.

• Bath is 51h x 69w x 165long.

• Overall size of bathroom floor is 320 x 275. 

• Electric shower over bath with shower screen.

• The large double glazed window measures 178h x 117w, with roller blind. Bottom half of window has opaque glass.  Large window sill is 65h.

• Toilet roll holder and toilet brush.

• Partly tiled walls.

 

Attractions

• Details of all local attractions are provided upon arrival together with a large wall mounted poster giving dates and locations of attractions.

• There is a framed map giving locations and distances from Nanceddan.  This is wall mounted on the landing.

• Details are also published on our website.

 

Grounds and Gardens

• There is a garden and patio which guests are welcome to use to the front of the property by the double glazed entrance door. 

• Patio/garden furniture is available for use by our guests.

• Wheelie bins and recycling bins are provided for guests' use.  These are emptied on Fridays.  Details about what items can be recycled are given in the 'Welcome Pack'.

• Unfortunately the hot tub located in the top half of the garden is not available for use by guests due to insurance and health & safety reasons.

 

Additional Information

• The 'Welcome Pack' provides a wealth of information about Nanceddan, the surrounding area, attractions, beaches etc. It also contains instructions for electrical items supplied in the kitchen and lounge areas.

• Whilst the owners of Nanceddan are pet friendly, we have a policy not to accept pets.

• The property is non-smoking.  Smoke alarms are provided and in working order in the holiday apartment, on the stairs and throughout the farmhouse downstairs.

• There is broadband internet Wi-Fi connection at Nanceddan where guests can use free of charge.

• The owners reside in the downstairs of Nanceddan and are therefore on hand throughout the day should you have any queries or concerns.

 

Laundry

• There is a front loading automatic washing machine in the kitchen.  The machine is 600w x 85h.   Instructions are in the ‘Welcome Pack’.

• There is a washing basket and pegs, and a clothes airer located behind the bathroom door.  There is a wood towel rail in the bathroom, and 3 radiator airers in various rooms.

• Outside drying lines are available and directions to these are given verbally upon arrival and also in the 'Welcome Pack'.

 

Shop

The nearest shop/post office is in the village of Crowlas, approximately 1.5miles away. In the village there is also a fish & chip shop, post box, phone box, bus stop.

Future Plans

• Spring 2008 - Replace existing television with large digital television to allow guests further viewing channels, and to comply with digital switchover planned for this area in 2009.

• Plant out border to rear of property with plants/shrubs to give more pleasing view from the kitchen window.

• Continue to improve front garden with plants and garden furnishings.
